The Loring Freshwater Fund has acquired an outstanding 12-acre property on a plateau that sits above Brigus Bay and the village of Brigus. Brigus is a small fishing village that has won a "Tidy Towns Award" for its pristine appearance. The narrow streets, restored homes with meticulous gardens and flowers of Brigus create a "step back in time" feeling to the visitor.
The view of the sea and surrounding hills from the LFF property is spectacular. The property is a plateau overlooking the public wharf that is used by both pleasure and fishing boats. A high level of privacy is possible since the lot is surrounded on three sides by Crown land (a permanent wildlife sanctuary) and the fourth is a vacant lot. In the summer, the entire lot becomes a carpet of blueberries (the Brigus Blueberry Festival is a popular annual event).
The previous owner had installed electric lines. The land had remained unsold due to the steep drive up the plateau. However, LFF has secured an estimate from a local engineer and road builder for an entrance road. LFF expects that the property will be developed into condominiums overlooking the bay, meaning the lot would sell for $300,000 within 2 to 5 years. There are no current comparable prices for condominium developments, however, lots nearby sell for $25,000 each.
