Nova Scotia is Canada's second-smallest province; it was a British colony before Canada was formed in 1867. The Mi'Kmaqus, the native people, have existed in Nova Scotia for more than 10,000 years, living off the land and sea. The early days of European exploration brought French and English navigators followed by Germans, Highland Scots and New England Loyalists, among others.

This island province features an amazing variety of landscapes, from highlands that rival Scotland's rugged fjords to rolling farmland and a vast network of rivers, ponds and lakes. Centuries of pounding waves and grinding ice have sculpted the coastal rocks and reduced sandstone cliffs to stretches of sandy beach. The vegetation of Nova Scotia is rich in variety - from abundant crops to vibrant wildflowers. Each of its wild habitats - bogs, dry barrens, tidal wetlands, open fields, dense spruce woods and climax hardwood forests - has its own distinctive plant life.

Tennycape on the Bay of Fundy

The western side of Northern Nova Scotia is surrounded by the Northumberland Strait to the north and Cobequid Bay and the Bay of Fundy to the south. The area is filled with sandy beaches and hiking trails, and is rich with the heritage of its early Scottish settlers. The Bay of Fundy has carved out a dramatic backdrop to some of the highest tides in the world. The Bay is edged with dense forests and steep cliffs that harbor prehistoric fossils and semiprecious stones. The Fundy tides, which are dangerous and swift, can reach up to 40 feet. This rush of water results in an abundance of plankton and creates a harvest feeding ground for shellfish, fish and whales. Nova Scotia's amazing array of wildlife includes ospreys, bald eagles, moose, deer, and of course, whales.

LFF has acquired a 26-acre piece of prime development land at Tennycape along the Bay of Fundy. Tennycape is a one-hour drive from Halifax, Nova Scotia's capital city. This area of Nova Scotia is ideal for U.S. buyers since there is a regular schedule of jet-ferry trips available to and from Maine. Or, it can be reached by a longer land drive through of New Brunswick. Land in Nova Scotia is increasingly popular among German and British buyers. U.S. land developers have not yet discovered this area in Nova Scotia.

One of many attractive features in Nova Scotia is the weather - it is moderate and consistent. Summer temperatures average 72 degrees, winter averages 30 degrees and flowers bloom until December. January and February bring rain and fog instead of snow.

The LFF property entrance is on a quiet local road that winds through green rolling hills. The 26-acre lot is heavily wooded with mature spruce and pine. Two paths provide access to the beach and up to 50-foot cliffs (depending on the tide schedule). The four-star Shore Haven Beach Resort is a 60-acre retreat only a few miles away from the LFF property. Golf, hiking trails and semi-precious stone hunting is also nearby.

The land could be divided into 10 - 15 large wooded lots on the cliff side for buildings overlooking the bluffs. Each lot would have access to the 2 paths leading to the ocean. The cliff formation juts in and out providing a very unique layout for each lot. By carefully utilizing the lot's 3,000 feet of oceanfront, lot sizes would be either 300 or 250 feet of ocean frontage.

LFF anticipates that Tennycape will be an increasingly popular and developed area over the next several years, especially given the local support for development and outside money. Oceanfront lots nearby (250 Ft.) have sold for $55,000; thus, LFF anticipates the value of its Tennycape land once subdivided to be worth approximately $1,000,000 within 4 years.
